What it involves
Most flooring failures are substrate failures. A slab that is out of level, still holding moisture, or contaminated with old adhesive will telegraph through whatever goes on top of it, so we test and prepare before we install.
Humidity is the specific South Florida problem. Solid hardwood moves with moisture in a way engineered products largely do not, which is why engineered and luxury vinyl dominate here. If you want solid wood we will tell you honestly where it will and will not behave.
Large-format tile is unforgiving of an uneven slab. The bigger the tile, the flatter the floor has to be, and self-levelling compound is often cheaper than the callbacks that come from skipping it.
Permits and code
- Replacing flooring in the same location is usually not permitted work on its own.
- If the floor is part of a wider remodel involving plumbing, electrical or structure, it falls inside that permit.
- Condominium and association rules commonly set minimum sound-insulation ratings for hard flooring above ground level.
Frequently asked questions
How long does a whole-house floor take?
Typically several days to a couple of weeks depending on area, material and how much preparation the slab needs.
Do I need to move out?
Usually not, though we work room by room and the house will be disrupted while we do.
Can you install over existing tile?
Sometimes, but it raises floor height and hides whatever condition the old floor is in. We normally advise removing it.
